Frequently asked questions

How is a loan payment calculated?

Fixed-rate loans use the amortization formula M = P·r / (1 − (1 + r)−n), where P is the amount borrowed, r is the monthly rate (APR ÷ 12) and n is the number of monthly payments. Interest each month is charged on the remaining balance; the rest of the payment reduces the principal.

Do these calculators include taxes, insurance or fees?

No — they show principal and interest only. Real-world costs like property tax, insurance, origination fees or PMI vary by lender and location, so estimate those separately and add them on top.

How much can extra payments save me?

Every extra dollar goes straight to principal, which removes all the future interest that dollar would have generated. Most calculators here have an “extra payment” field so you can see your new payoff date and interest saved instantly.
